Sport feels even better in a circular sports hall

    Diemen is growing fast. More people also means more athletes. The local authority opted for a sustainable renovation and to expand its sports hall. 

    The task

    As early as the planning stage, it was clear to Diemen local authority that it wasn’t just going to demolish the sports hall and erect a new, bigger one. The solution had to be more sustainable. The local authority decided to renovate the existing sports hall. It also needed a new location. 

    The tender focused on these three pillars: 

    • Sustainability
    • Circularity
    • Social return

    These pillars applied to both the design and execution of the project. 

    Impact of the project

    Diemen used a European, non-public tender to identify a suitable contractor. The project has since been completed. The sustainable impact of the project includes: 

    • A fully recyclable sports floor
    • Fully recyclable and demountable sandwich panels
    • An EPC of -0.04
    • 85 per cent heat recovery

    What made this project a success? 

    These three factors contributed to the success of this project: 

    • An intensive preliminary process:
      – Created internal and external support with immediate stakeholders (local authorities and contractors) and external stakeholders (sports teachers)
      – Asked external parties to eliminate blind spots
    • A fixed-price award for design and realisation
      A fixed price allowed the municipality to award based on quality alone. Sustainability and circularity were factors on which parties were able to distinguish themselves.
    • Active collaboration with local social workshop
      The social return came into play through active collaboration with social work business Pantar.

    Tips for a similar project 

    1. Discuss ambitions with the market early on.
      Do not restrict this to the preliminary stage. Actively engage with the winning party about its sustainable and social ambitions even after contract award. By involving parties early on in the design process, you help to avoid obstacles later in the project. Consider the sometimes limited availability of recycled materials. 
    1. Look at options for renovation.
      In its planning, the local authority examined both demolition/new-build and renovation/new-build. This demonstrated that renovating the old sports hall into an energy-efficient building was a feasibility. A truly sustainable solution! 
    1. Involve the people ‘for whom you are doing it’.
      In this project, Diemen involved sports teachers and associations. As end users, they were well placed to offer insight into what was and was not needed. Doing this helps guarantee an optimal end product.
